Roof cleaning is two jobs: killing the growth, and getting the chemical back off again. Almost everyone does the first one.
A STANDARD SOFT WASH
- A chemical solution goes on the roof — and stays on it.
- The rain and the morning dew are left to rinse it off.
- Residue sits in the surface and reactivates every time it gets damp.
- It can contaminate the membrane and shorten the life of the roof.
- Faster and cheaper to do, so it's better for the cleaner's bottom line.

- Then the chemical — and the residual ash it leaves — is neutralized.
- The whole roof is rinsed with a high-volume, low-pressure water system.
- The walls of the building get rinsed down with it.
- It takes longer. It doesn't put your roof at risk.
It's your laundry without the rinse cycle. The detergent is still in the fabric, and the first time you sweat it comes back to life against your skin. A roof is the same — except what's left behind has years to work into the surface.
THE PROCESS

Inspect
We walk the roof first — loose tile, cracked shingle, and soft spots get flagged before anyone puts water on it.

Protect
Plants and grass along the drip line get soaked and covered. Roof runoff is what kills landscaping, so we manage it.

Treat
The cleaning solution goes on at low pressure and is given time to work, so the growth dies at the root instead of being knocked off the surface.

Neutralize
The step most companies skip. The chemical, and the residual ash the treatment leaves behind, get neutralized rather than left on the roof to keep working.

Rinse It Off
The whole roof is rinsed with a high-volume, low-pressure water system — and the walls of the building with it. Nothing dries on, nothing reactivates.
BEFORE YOU BOOK
What's wrong with soft washing?
A soft wash stops once the chemical is on the roof and leaves the rain and the morning dew to rinse it off. That's washing your clothes and skipping the rinse cycle — the residue is still in there, and it comes back to life the first time it gets damp. On a roof that residue has years to work into the membrane, which can compromise the integrity and the longevity of the roof. It is faster and cheaper for the company doing it, which is why it's common.
Will pressure washing damage my roof?
High pressure will — it cracks barrel tile and blasts the granules off shingle, so we don't use it. Our system is high volume at low pressure: enough water to carry the dead growth and the neutralized chemical off the roof, nowhere near enough force to damage the tile.
How long does a roof stay clean?
In South Florida, usually 2–4 years depending on shade and tree cover. A north-facing slope under oaks comes back faster than an open south face.
Does my insurance want the roof cleaned?
Increasingly, yes. Insurers are inspecting roofs by aerial photo, and heavy black streaking can trigger a non-renewal letter. A clean roof photographs like a roof in good condition — because it is one.
